| This
contract is entered into by and between Homestay Host
(hereinafter "Host"), and Homestay Guest (hereinafter
"Guest"), on the date set forth as above.
In consideration of the mutual covenants and agreements
herein stated, Host hereby leases to Guest, and Guest
leases from Host, solely for the purpose of Homestay,
all or any portion of the premises designated above,
(hereinafter "Premises"), together with the
appurtenances thereto, for the above Term. |
| Occupancy of Premises
¼÷¹Ú½Ã¼³ÀÇ ¹üÀ§ |
| |
The leased portion of the
Premises usually includes a Guest room, a bathroom,
living room, kitchen, and laundry. Guest shall not have
access to any other portion of the Premises without
Host's consent. Guest will allow Host or any other person
authorized by Host free access to the portion of the
Premises, which is assigned to Guest for his/her exclusive
use (i.e. Guest room, private bathroom), for the purpose
of examining or to make any repairs or alterations thereof
which Host may see fit to make. However, Host will provide
Guest with prior notice Host's intent to enter the Guest
room except in case of an emergency. Unless otherwise
stated, no persons other than Guest signing this contract
are to occupy the Premises. Any violation of this provision
shall constitute a material default under this lease.

Term ¼÷¹Ú±â°£ |

This contract shall commence
on the above beginning date, and shall continue for
the Term, unless terminated at an earlier date in accordance
with the provisions of this contract dealing with default.
|
Lodging Fee ¼÷¹Úºñ |
| |
Guest agrees to pay Homestaykorea
lodging fee for the use and occupancy of all or a portion
of the Premises in the amount that Homestaykorea charges. The lodging
fee is due and payable on or before the first day of
the Term. |
Security Deposit º¸Áõ±Ý |
| |
Guest shall not pay Host
a security deposit due to the characteristics of short
period of homestay in most cases. However, Host may
ask Guest to pay a security deposit of less than U$500
in case that Guest stay with Host longer than a month.
Host will return the full amount of the security deposit
to Guest on the date that this contract terminates,
minus any amounts that are reasonably necessary to rectify
any defaults in the payment of any fees, to repair damages
to the Premises caused by Guest, other than ordinary
wear and tear, and to clean the Premises if required.
Upon returning the security deposit to Guest, Host will
provide Guest with an itemized written statement detailing
the full amount of the security deposit received, the
charges made by Host against the security deposit, and
the disposition made or to be made of the security deposit.

Utilities ½Ã¼³»ç¿ë |

Host agrees to pay all
charges for the following utilities to be furnished
to Premises: water, sewer, trash, electricity, gas and
cable. Guest agrees to pay, directly to Host, all charges
for the following utilities used on the Premises: long-distance
calls, any charged internet service, and fax. |
Pets ¾Ö¿Ïµ¿¹° |

No pets shall be permitted
on the Premises without the prior written approval of
Host, which approval may be withheld at Host's absolute
discretion. |
Use of Leased Premises ¼÷¹Ú½Ã¼³ÀÇ »ç¿ë |

Guest agrees that the Premises
are to be used exclusively as the living quarters of
Guest during his/her stay in Korea and shall not be
used for any other purpose. Guest shall not do or permit
anything to be done on the Premises that will in anyway
interfere with the rights of Host, other occupants,
or neighbors, or to injure or annoy such persons. Guest
shall not use, nor allow the Premises to be used, for
any improper, unlawful, or objectionable purpose. Additionally,
Guest shall not cause, maintain, or permit any nuisance
in, on, or about the Premises, or commit any waste in
or on the Premises. Furthermore, Guest shall not put
the Premises to any use that violates any local ordinances
or any other law applicable to the Premises. |
Rules and Regulations Àû¿ë¹ý·ü |

Guest shall obey all the
laws of the Republic of Korea, as well as all local
laws, at all times while they are on the Premises.

Condition of Premises ¼÷¹Ú½Ã¼³ÀÇ »óÅ |
| |
Guest has rights and responsibilities
with respect to the condition of the Premises. These
rights and responsibilities include the following. Host
will, at Host's expense, put and maintain the Premises
in a safe, habitable and sanitary condition and shall
comply with all laws, ordinances and regulations pertaining
to the condition of Premises. Guest shall remedy, at
Guest's expense, any damage or deterioration to the
Premises caused by Guest's acts, whether intentional
or through lack of ordinary care.
Guest acknowledges that Guest has inspected the Premises
and agrees that the Premises are in satisfactory condition,
except as indicated by Guest in a "Condition Statement"
attached hereto. Additionally, Guest has inspected the
appliances on the Premises, and has found same to be
in satisfactory condition and good working order, expected
as noted on the above-referenced Statement. |
Alteration and Repairs by Guest ¼÷¹Ú½Ã¼³ÀÇ º¯°æÀ̳ª ¼ö¸® |

Guest shall make no alterations
to the Premises without first obtaining the prior consent
of Host. Any alterations made to the Premises by Guest
after such consent is obtained, and any fixtures installed
as a part of that alteration, will at Host's option
become the Host's property on the expiration or the
earlier termination of this lease; provided, however,
that Host shall have the right to require Guest to remove
any such fixture at Guest's cost on termination of this
contract. |
Locks and Keys ½Ã°ÇÀåÄ¡ |

Guest may not change or
add any lock to the Guest room, or any part thereof,
without obtaining Host's prior consent, and, after changing
any lock with such consent, must then provide Host with
a key to the changed or added lock. In rare cases that
Host agrees to provide Guest with a key to the front
door or front gate, Guest should not make any change
in any manner. |
Assignment and Subletting ÀçÀÓ´ë ¶Ç´Â ¾çµµ |

Guest may not assign this
Contract or sublet all or any portion of the leased
premises, without first obtaining Host's consent. |
Default by Guest °Ô½ºÆ®ÀÇ Àǹ« ºÒÀÌÇà |
| |
Host and Guest agree that
every condition, covenant, and provision of this contract
is material. A breach of any condition, covenant, or
provision of this contract by Guest will constitute
a material breach. For any material breach by Guest,
Host may provide Guest with a verbal or written 24-hour
notice that describes the breach and demands that Guest
cure the default. If Guest does not cure the default
within 24 hours, or if a cure is not possible, this
Contract will be terminated. In
the event of breach by Guest, Host reserves all rights
and remedies conferred under the laws of the Republic
of Korea, including the right to terminate the contract,
the right to immediate possession of the premises, and
the right to all damages.
Guest shall pay upon demand all Host's
cost, charges and expenses, including fees of attorneys,
agents and others retained by Host, incurred in enforcing
any of obligations of Guest under this contract or in
any litigation, negotiation or transaction in which
Host shall, without Host's fault, become involved through
or on account of this contract. |

This document, including
any attachment incorporated by reference herein, constitutes
the entire and sole agreement between Host and Guest
respecting the leased Premises, the leasing of the leased
Premises to Guest, and the lease term created under
this contract, and correctly sets forth the obligations
of Host and Guest to each other as of its date. Any
agreements or representations respecting the leased
premises or their leasing by Host to Guest not expressly
set forth in this contract agreement are null and void.
